ARCHIVED - New La Manga shopping mall to connect existing Las Sabinas and La Plaza centres
“The Boulevard” will connect the two commercial areas of La Manga Club, creating a natural promenade for pedestrians
La Manga Club Properties is undertaking a new venture consisting of 16 modular premises of between 70 and 90 square metres, which are to be located between Las Sabinas and La Plaza. This architectural proposal, with a large space for parking on the main façade and establishments with large shop windows will become a natural gateway between both commercial centres and unify the leisure and shopping facilities of the destination.
It is expected that around 80% of the buyers of the premises will be Spanish entrepreneurs who set up businesses to provide service and respond to the demands of the La Manga del Mar Menor residential and tourist communities.
The Boulevard is the result of the collaboration of three prestigious architects from the Region of Murcia: Carlos Javier Martínez Ruiz, Ignacio García-Martos and Rafael Amat Tudurí, who have brought their creative minds together again after developing several successful residential developments in the destination.
“Our approach, given the situation of the plot, has been for El Boulevard to function as a connecting element for the two commercial centres that already exist in La Manga Club, Las Sabinas and La Plaza, giving them continuity, so that although each maintains its own identity, our project unifies the concept offering restaurants, leisure and shopping through the destination,” says architect Carlos Javier Martínez Ruiz, from CMR Arquitectura.
Currently, the closest shopping and leisure centre to La Manga Club is the Espacio Mediterráneo, in Cartagena, which is about twenty minutes away by car and others are even further away, in the areas of Murcia, Águilas and Lorca, around an hour away.
Now, the proposed complex will provide for the needs of this resort which is now over 50 years old and whose users are mainly British expats.
The Boulevard, as planned by its architects, will be a modern and luxurious two-story shopping centre to house an estimated 16 modular premises (the final number of establishments will be known after the purchases are completed, since the owners will be able to adapt the size to suit their needs, possibly consolidating several units). The majority of them, 14 to be exact, will be located on the ground floor, with premises of between 70 and 80m2. The other two will be located on the first floor, consisting of larger premises, about 156m2 and a layout more suitable for hospitality, plus terraces for private use of approximately 300m2.
“This shopping centre aims to be a meeting point for those who want to enjoy window shopping and coffee conversations one step away from everything. Being located right next to The Racquets Club, tennis centre with 28 tennis and paddle tennis courts and a gym with recently renovated facilities, it is expected that users of the new complex will be able to enjoy it before or after their sports activities,” explains Martínez Ruiz, who in his professional career of more than 25 years as an architect has designed large residential, tourist and institutional works in the Region.
“The Boulevard will be the great showcase of the area, since the establishments face the access road, with large exhibition areas and with a large front parking lot, which represents a competitive improvement with respect to the rest of the commercial areas. While the services that support the establishments are situated at the rear to be visually concealed from the public,” he explains.
The approximate investment of the work amounts to 3.5 million euros. It is a project that will generate between 60 and 70 direct and indirect jobs during its execution. Once completed, La Manga Club Properties estimates that the creation of employment in this promotion will be around 70 people, split between the employees of the commercial premises and the personnel in charge of the management and maintenance of the tourist villas and apartments.
“Just as the residential property buyer at La Manga Club has a marked British profile (around 85%), it is also true that this profile turns towards national entrepreneurs when it comes to acquiring commercial premises. Our forecast is that this pattern will be replicated in El Boulevard, and that around 80% of the shopping centre's buyers will be Spanish who set up a business to provide service and respond to the demands of residential communities and travellers who spend the night in the destination,” explains the manager of CMR Arquitectura.
A project offering a combination: residential and commercial
In addition to the shopping centre, the El Boulevard project is bringing to the market an exclusive promotion of two luxury villas and five apartments, with swimming pool and gardens, which will be located on the same plot, but oriented towards sports area, The Racquets, whose users are the principal target of this project.
“This development is for those buyers who want it all: a privileged location, shopping and dining options, and an impressive contemporary home with the quality guarantee of Inmogolf, owned by La Manga Club Properties. The Racquets regularly hosts tournaments with the UK's elite players and following its refurbishment there is a growing demand for luxury properties in the vicinity. The community also offers spectacular views over the northern area of the Calblanque Regional Park, and this core market places high value on ecology and the environment, plus the fact that it is built with maximum respect for the environment with a low population density,” assures the Murcian architect.
The owners or guests of El Boulevard will have access to the services and amenities of the entire complex, which has three golf courses, tennis courts, eight football pitches, a cove with private access, restaurants, medical personnel, a pharmacy, 24-hour security, maintenance and parking.
The proposed residential property that La Manga Club Properties brings to the market with El Boulevard consists of five tourist apartments, with two and three bedrooms, with modern design and plenty of outdoor space. Four of them are duplexes and one has a single floor and is adapted for people with reduced mobility. They all have two terraces facing north and south and a private garden.
Regarding the two independent villas, they have a single floor with porches that can be used as gazebos or for outdoor relaxation. They have three bedrooms and two bathrooms, one of them en-suite, and a pretty garden. In addition, there is a communal garden and pool.
