House prices in Spain keep climbing as homes become 36% more expensive in three years
The latest figures show that Spain’s property boom is losing a little momentum, but prices are still rising at double-digit rates

Spain’s house prices continued to climb sharply during the second quarter of 2026, with properties costing an average of 12.2% more than they did a year earlier.
The latest figures from the National Statistics Institute (INE) show that price growth has eased slightly compared with the start of the year, when the annual increase reached 12.9%. However, homes are still becoming more expensive at a rate not seen since the property boom of the mid-2000s.
In fact, the latest increase is just below the record 13.1% annual rise recorded in early 2007.
The figures also highlight how much property prices have changed in recent years. Spanish homes are now 36.3% more expensive than they were three years ago, while prices have risen by 7% since the beginning of 2026.
Resale properties are seeing some of the biggest increases, with prices up 12.9% compared with the second quarter of 2025. That’s only slightly below the 13.5% record increase recorded for second-hand homes during the first quarter of this year.
New-build properties have seen a more noticeable slowdown, with prices rising by 7.4% over the year. That compares with a 9.1% increase during the first quarter.
A shortage of homes continues to be one of the main factors pushing prices upwards. Property experts have pointed to strong demand combined with a lack of new housing being built quickly enough to meet it.
The effect is also beginning to show in sales figures. A total of 347,464 homes changed hands across Spain during the first six months of 2026, which was 2.6% fewer than during the same period last year. Mortgage activity has remained stronger, however, with 259,684 mortgages signed during the first half of the year, up 7% year-on-year.
No part of Spain escaped rising prices, although there were significant differences between regions. Ceuta recorded the biggest annual increase at 15.2%, followed by Asturias at 15%, Castill y León at 14.8% and Aragon at 14.6%.
The smallest increases were recorded in Navarra at 9.5%, the Basque Country at 10%, Catalonia at 10.1% and the Canary Islands at 11%.
Although the latest figures suggest that Spain’s rapid property price growth may finally be starting to moderate, there’s little sign yet of prices actually falling. For buyers, limited supply and continued demand mean competition for homes is likely to remain strong.
