Plans submitted for ten-storey office block in Playa Flamenca

The Orihuela Costa is one of the most popular resorts in Alicante for relocating expats and holiday home owners, and thousands of tourists flock to the area’s golden beaches from the UK and further afield every year. For this very reason, much of the available land has been designated for residential use, meaning that there’s a distinct lack of space for commercial and office buildings.

Since the Costa is divided into several districts traversed by the main N-332 dual carriageway, the majority of businesses are branched off this busy road for ease of access, and this opportunity hasn’t escaped the notice of commercial company ‘Villas Don Quijote’, which has submitted plans to Orihuela City Council to build an office block in Playa Flamenca.

The site selected for the 10-storey tower is just off the roundabout, where a Mercadona supermarket currently stands. Aside from this, the area is largely residential, consisting of mainly one and two-floor homes and a handful of local businesses. The coastal headquarters of the Orihuela City Council is also just up the road.

The company’s proposal, which has only been opened up for public viewing in the last few days, suggests keeping the existing commercial floor space as it is but building up, going from the current permitted one floor to between six and ten. In addition, 1,338 square metres of new green area is planned between the front of the plot and the N-332 roundabout.

In theory, the site is perfect for this kind of venture since it doesn’t encroach on the public hydraulic domain, despite how close it is to the Rambla de las Estacas and Cala Mosca, and it’s not a flood zone. But, perhaps most importantly, the land isn’t affected by the local rule that prohibits infrastructure within 500 metres of the coastline, since the plot was already built upon before this law came into force.

For now, the proposal will remain on public display for 30 days, during which time local residents or other businesses can raise objections to the development. In the meantime, Environment and Infrastructure of the City Council, the Departments of Territorial Policy and Education and State Highways will evaluate the environmental impact of the tower block and any other considerations.
