The mysterious Camposol Sector F - where it is and what happened to it!

Although an important part of the Camposol urbanisation many residents know little about Sector F and its whereabouts

The original developers plan for Camposol’s second phase after Sector A envisaged a large development split into 5 sectors: B, C, D, E and F. As most people with even a passing interest in Camposol will know development of sectors B, C and D started over twenty years ago and now consists of over 4000 residences, two commercial centres, a golf course, a hotel (currently closed), private and national health medical centres along with other municipal facilities, including a social centre, football pitch, childrens playground, dogpark and exercise area.

So what happened to sectors E and F? Sector E had a relatively short existence as the developer (Grupo MASA) didn’t own it and only had an option to buy it from a large horticultural company,. The relationship soured between the two businesses and the option to buy was withdrawn by the owner. Sector E is probably best known for the emergency access/exit route for sectors C and D that passed through it when the rambla bridge between sectors B and C started to collapse in September 2012.

Mentioned in the recent change of management announcement by Mazarrón Council, Sector F was owned by Grupo MASA subsidiary Justo y Manoli SL, and as shown in the urban plan for Camposol lies to the north of Sector D and Sector C (South) and to the west of Sector C (North). Alongside Avenida de los Covachos, everyone leaving and entering sectors D and C (South) passes it.

According to the Catastral registry, Sector F covers 1,003,766 square metres. Importantly, it is the location for the water pumping station for sectors C and D, which is home to nearly 2,900 properties. Sector F also contains the irrigation reservoir for the Camposol golf course and is fed by the sewage treatment plant on sector B after purification treatment.

Apart from the water pumping station, irrigation reservoir and access road, which occupy 19,639 square metres, sector F has never been developed, although a Grupo MASA employee used to live on site and manage the pumping station while occupying a static caravan next to the station until 2013, when Mazarrón Council took over the water supply and contracted it out to Aqualia.

As Sector F was owned by Grupo MASA subsidiary Justo y Manoli SL, it was listed as an asset when the subsidiary entered voluntary bankruptcy procedings in 2015 and its buildable area was entered into the winding-up auctions in December 2017. The auction listing was lot 52, described as 101,743 square metres, but as the terrain in the sector is very hilly property construction would be challenging. The auction valuation was listed as €9,156,870 but at the end of the auction process "Lot 52" only attracted a highest bid of €100, the minimum bid permissible.

Whether the land has a new owner or the Lot was withdrawn from the auction by the bankruptcy administrator is currently unknown, but when the Camposol building licence suspension is lifted, hopefully as a result of Mazarrón Council’s modification project, Camposol may have a new addition to its community!
